Planning Permission Fees
Planning permission fees in Ireland depend on the type of development:

  • Residential: Expect fees between €65 and €5,000, with houses and extensions typically falling in this range.
  • Commercial: Fees can vary widely, from €3,000 to over €50,000, depending on the project's size and complexity.

Professional Fees
  • Architects: Architect fees in Ireland for drafting plans can range from €1,500 to €7,000 or even higher for complex projects or renovations undertaken by self-builders. The final cost depends on the project's complexity and whether the architect will handle certification of the build as well.
  • Engineers: Structural engineers typically charge a flat fee of up to €3,000 or a percentage of the project's total cost. This fee covers creating construction drawings, certifications, and providing guidance throughout the build process. You'll likely need an engineer if you hire an architect for plans but want a separate professional for construction and certification.
  • Surveyor: Expect to pay between €700 and €1,200 for a site suitability assessment by a surveyor in Ireland. This includes preparing trial holes and drainage tests on your property before submitting a planning application.
  • Landscape Design: Local planning authorities often require a detailed landscape design for proposed developments, drafted by a competent professional. Including this with the application can prevent delays from additional information requests. For a self-build, a suitable landscape design can cost up to €700.

Additional Expenses
  • Newspaper Ads: Prices vary depending on the publication and region.
  • Site Inspections, etc.: Expect fees for things like site visits, property valuations, structural surveys, and other required documents.
  • Legal and Admin: This includes lawyer fees, buying maps, and other document costs.

Extension: If your 5-year permission expires and you need more time, there's another application process with additional fees.
